Why I don't TRASH the lead!

The lead is two years out. Not an ideal situation but always good to build relationships for future business.
Start off asking why they are so far out.
- Are they renting?
- Is this their first time buying?
- Who is making the purchase with them.
- What is their current living situation?
Many leads will say “I’m just looking and will probably buy in 2 years or something.” Let them know that if they are paying rent, they are paying someone else’s mortgage payment.
Ask what area they are looking in and let them know that interest rates and home prices are on the rise. Ask a question and then give them information about the real estate world as you validate whatever their answer was.
Let them know they are investing in their future, and even if they do decide not to purchase immediately, they can educate themselves on the market and where the market is heading. Impress the importance to the lead know they should get information and educate themselves on the market. Be understanding of their pain and their situation, but reassure them you will get them the information they need to make a successful purchase in the future.
Ask those leading questions to get the information you need.
